How are Michigan property taxes calculated?

Taxable value divided by 1,000, times the millage rate. After a purchase, taxable value uncaps to roughly half the price — so a $350,000 home is taxed on about $175,000, and every mill costs $175 a year. The millage depends on the municipality AND the school district, which is why each city page here breaks the rate out by district.

Why do two homes in the same school district pay different taxes?

A school district is not a taxing unit — the municipality's millage stacks on top, and 112 of the 203 districts in the region span more than one municipality. Taylor School District runs 27.5563 mills in Brownstown Township and 54.1387 in Inkster — $4,652 a year apart on a $350,000 home, for the identical schools.
