Who publishes this, and where every number comes from
This site is built and maintained by Match Realty LLC, an independent Michigan real estate brokerage on Russell Street in Detroit. Cyrus Wheeler is the broker and owner — Michigan broker license 6501414673. We work across Wayne, Oakland and Macomb counties, and the data here covers the eight-county Southeast Michigan region.

We built these tools because the numbers buyers and sellers are shown are routinely the wrong ones. A listing displays the seller's capped tax bill, not what the buyer will pay. A national affordability calculator assumes a 1.1% tax rate in a city that levies 6.4%. A school district gets treated as one tax rate when it spans five municipalities and 26 mills. None of that is anyone hiding anything — the data is public. It is just scattered across state PDFs, county assessors and city open-data portals that nobody joins together.
So we joined it together, and we publish the result free, with no email required to see any figure.
Where every number comes from
Every figure on this site traces to a named public source. Nothing is estimated by us, modelled, or bought from a data vendor. If a number here is wrong, it is wrong because we transcribed it wrong or because the source changed — and both are checkable.

What we deliberately do not publish
Some of this data is available to us and we leave it out on purpose.

| Demographics by neighborhood, tract or school district | Publishing demographic data alongside real estate marketing is a steering mechanism under the Fair Housing Act. We hold this data and do not use it. |
| Crime statistics | Same reason. Crash and traffic data is different and we do use that. |
| "Best schools" rankings | School quality functions as a demographic proxy. We publish boundaries and tax rates, which are facts, and decline to rank. |
| A searchable index of owner names | Public record individually; a stalking tool in aggregate. |
| A table of which cities require a sale inspection | Nobody can keep one accurate, and a wrong answer costs someone a closing. We publish the phone numbers instead. |
| A specific NEZ tax saving | It depends on certificate type, term and grant year. A single number would be wrong for most readers. |
Corrections
If a figure here is wrong, we want to know and we will fix it. That applies especially to the C of O directory, which was assembled automatically and is not hand-verified — if you called a building department and got a definitive answer, tell us and we will record it with the date it was confirmed. Send a correction.
What this is not
These tools produce estimates for planning. They are not tax advice, legal advice, an appraisal, or a loan estimate, and using this site does not create an agency or brokerage relationship. For a decision that turns on a specific parcel, confirm with the local assessor, and bring in a Michigan attorney or tax professional where the amounts justify it. We would rather you verify than rely.
