Living in Grandmont-Rosedale

Grandmont-Rosedale is five neighborhoods of 1920s to 1950s houses in northwest Detroit, between McNichols and Schoolcraft along Grand River Avenue. This guide covers what homes there actually sell for, what one costs to own once the taxes reset, which streets fall in a historic district and what is nearby.

Where is Grandmont-Rosedale?

Grandmont-Rosedale is the shared name for five northwest Detroit neighborhoods: North Rosedale Park, Rosedale Park, Grandmont, Grandmont #1 and Minock Park. McNichols Road is the northern edge, Schoolcraft the southern, and Grand River Avenue runs diagonally through the middle. The Southfield Freeway separates Grandmont, on the east, from the other four.

Most homes use the 48223 ZIP code. The northern part of North Rosedale Park is 48219, and most of Grandmont is 48227.

What are the homes like?

There are roughly 6,000 homes across the five neighborhoods: about 1,700 in North Rosedale Park, about 1,600 in Rosedale Park, about 800 in Grandmont and about 300 in Minock Park, by the Grandmont Rosedale Development Corporation's counts. North Rosedale Park was platted from 1919 and mostly built in the 1920s and 30s, with leaded glass, hardwood floors and plaster walls.

Rosedale Park's houses went up between 1917 and 1955. The City's historic designation report names Tudor Revival, bungalows and Colonial Revival as the favored styles, alongside Dutch Colonial, Foursquare, Prairie, ranch and a few International Style houses, and most lots have a detached garage.

What do homes in Grandmont-Rosedale sell for?

Grandmont-Rosedale homes sold for a median of $165,000 across 165 arm's-length sales recorded between 2024-07 and 2025-07. Half of those sales landed between $125,000 and $248,000.

Those figures pool all five neighborhoods and come from deeds recorded with the City of Detroit Assessor, not from the MLS, so they include cash and for-sale-by-owner purchases. Prices differ between them: in the same period Rosedale Park and North Rosedale Park sold for medians of $220,500 and $225,000, while Grandmont and Grandmont #1 sold for about $145,000.

Each neighborhood has its own data page: North Rosedale Park, Rosedale Park, Grandmont, Grandmont #1 and Minock Park.

What does a Grandmont-Rosedale home cost to own after you buy?

Detroit taxes a primary residence at 64.1844 mills. Taxable value after a sale is roughly half the price, so a home bought at the $165,000 median would carry a bill of about $5,295 a year before any reduction. That is an estimate; the assessor sets the real figure.

Michigan caps a home's taxable value while one owner holds it, then resets it the year after a sale. So the seller's tax bill on a listing is almost always lower than yours will be. Run your exact number with the uncapping calculator before you make an offer, and check whether the house sits in a Neighborhood Enterprise Zone, which can cut the bill substantially.

Which part of Grandmont-Rosedale is a historic district?

Only Rosedale Park. It was listed on the National Register of Historic Places in 2006 and became a City of Detroit local historic district in 2007, with the same boundaries: roughly Grand River, the Southfield Freeway, Lyndon and Westwood, and Fenkell and West Outer Drive. Exterior work there, including windows, roofs, paint colors, porches, fences, garages and solar panels, needs Historic District Commission approval before you get a permit.

North Rosedale Park, Grandmont, Grandmont #1 and Minock Park are not historic districts, so exterior work there needs only normal City permits. Confirm which side of the line a house is on before you plan changes.

What is near Grandmont-Rosedale: parks, shops and things to do?

The North Rosedale Park Community House on Scarsdale, built in the 1930s and owned by the neighborhood, sits in a park with a playground, a baseball diamond and soccer fields. Stoepel Park, Rosemont-Acacia Park, Douglas Ramsay Park and Kelley Park, which has a fenced dog park, are spread through the area, and Crowell Recreation Center is in Hope Park.

On Grand River, Pages Bookshop is the neighborhood's independent bookstore, and the Detroit Public Library's Redford branch is at 21200 Grand River. The Redford Theatre, a 1928 movie palace on Lahser just north of Grand River, still shows classic films. There is a Meijer at Grand River and McNichols. Shops on Grand River open and close often, so check hours before you go.

The neighborhoods run events all year: the Grandmont Rosedale garden tour each July, North Rosedale Park's June Day festival and home and garden tour, and Rosedale Park's 60-block yard sale and fall festival at Stoepel Park.

How do you get around from Grandmont-Rosedale?

The Southfield Freeway runs through the area, and I-96 runs along its southwest edge near Schoolcraft. DDOT Route 3 runs on Grand River around the clock to downtown, about every 10 to 12 minutes on weekdays, and Routes 18, 32, 43 and 60 cover Fenkell, McNichols, Schoolcraft and Evergreen.

What should I inspect before buying an older home?

Most homes here are 70 to 100 years old. Beyond a standard inspection, I recommend a sewer scope of the line to the street, a look at the furnace or boiler by an HVAC contractor, and a check of the electrical panel and any remaining knob-and-tube wiring. Have the detached garage looked at as its own building, and ask for permit history on any recent renovation.

Homes built before 1978 come with a federal lead-based paint disclosure, and buyers have the right to a lead inspection. You can also check the water system's lead results on the Detroit city page.
