Living in Morningside

Morningside is about 3,800 homes on Detroit's far east side, between I-94 and Mack Avenue just west of East English Village, most of them brick houses from the 1920s and 30s. This guide covers what homes there actually sell for, what one costs to own once the taxes reset, and what to check before you buy.

Where is Morningside?

Morningside runs from Harper Avenue and I-94 south to Mack Avenue, between Alter Road on the west and East Outer Drive and Whittier on the east. East English Village is directly east, Yorkshire Woods is across I-94 to the north, and Grosse Pointe Park is across Mack to the south. Almost every home uses the 48224 ZIP code; a small corner in the southwest is 48215.

East Warren Avenue runs through the middle of the neighborhood as its main business street, and it continues east through East English Village and Cornerstone Village.

What are the homes like?

The City's parcel file counts about 3,850 houses in Morningside. Nearly nine in ten were built between 1920 and 1949, with a median year built of 1931, and the median house is about 1,470 square feet. Most are single-family brick bungalows and Tudors, along with about 400 two-family flats and a growing number of new infill houses built since 2000.

Morningside is not a historic district, so exterior work needs only normal City permits. The Alger Theater, a 1935 Art Moderne movie house at East Warren and Outer Drive, is the neighborhood's one designated landmark.

What do homes in Morningside sell for?

Morningside homes sold for a median of $120,000 across 231 arm's-length sales recorded between 2024-07 and 2025-07. Half of those sales landed between $75,000 and $165,000.

Those figures come from deeds recorded with the City of Detroit Assessor, not from the MLS, so they include cash and for-sale-by-owner purchases. The range is wide because condition varies so much from house to house: a fully updated brick bungalow and one that needs a roof, a furnace and new wiring can sit on the same block.

Full detail, including the year-over-year change and how many buyers were companies, is on the Morningside data page.

What does a Morningside home cost to own after you buy?

Detroit taxes a primary residence at 64.1844 mills. Taxable value after a sale is roughly half the price, so a home bought at the $120,000 median would carry a bill of about $3,851 a year before any reduction. That is an estimate; the assessor sets the real figure.

Most of Morningside sits inside Neighborhood Enterprise Zone homestead districts, which can cut an owner-occupant's tax bill substantially for years, but about a quarter of the houses are outside them. Check the exact parcel on the Detroit buyer programs page before you make an offer, and run your number with the uncapping calculator, since Michigan resets a home's taxable value the year after a sale.

What is near Morningside: parks, shops and things to do?

East Warren is the neighborhood's main street. Terri's Detroit bakes custom cakes and hosts pop-ups and a co-working space there, and several new restaurants are opening along the corridor. The East Warren Development Corporation runs E. Warrenfest each September. Brine Oyster House is a short drive south on Kercheval in Grosse Pointe Park. Businesses open and close often, so check hours before you go.

Three Mile-Munich Park is the neighborhood's own green space and hosts the Morningside Community Organization's summer meetings. Balduck Park, 58 acres on East Warren in Cornerstone Village, and Chandler Park, 201 acres to the northwest, are a few minutes away. The Detroit Public Library's Jefferson branch is on East Outer Drive inside the neighborhood.

The Morningside Community Organization is all-volunteer and meets the second Tuesday of each month. It publishes a monthly newsletter, keeps a tool library and plants the gateway gardens at the neighborhood's entrances, and neighbors run the Emerald Gardens community garden.

How do you get around from Morningside?

I-94 runs along the north edge, with exits at Outer Drive/Chalmers, Harper and Cadieux. DDOT Route 31 runs on Mack, Route 8 on East Warren and Route 67 on Harper, and Route 9 Jefferson stops at Mack and Alter.

What should I inspect before buying an older home?

Most Morningside homes are close to a hundred years old. Beyond a standard inspection, I recommend a sewer scope of the line to the street, a look at the furnace or boiler by an HVAC contractor, and a check of the electrical panel and any remaining knob-and-tube wiring. Ask for permit history on any recent renovation, and if the house was bought from the Detroit Land Bank, ask for its compliance paperwork.

Homes built before 1978 come with a federal lead-based paint disclosure, and buyers have the right to a lead inspection. You can also check the water system's lead results on the Detroit city page. U-SNAP-BAC on East Warren runs homebuyer counseling that meets most down-payment-assistance requirements.
