Living in East English Village

East English Village is a neighborhood of brick Tudors, colonials and bungalows on Detroit's far east side, named for streets like Yorkshire and Kensington. This guide covers what homes there actually sell for, what one costs to own once the taxes reset, what's nearby and what to check before you buy.

Where is East English Village?

East English Village sits on Detroit's east side, bounded by Harper Avenue on the north, East Outer Drive on the west, Mack Avenue on the south and Cadieux Road on the east. Grosse Pointe is just to the south, and I-94 runs along the Harper edge, so getting downtown or out to Macomb County is quick.

Development started in 1913, but most of the houses went up from the early 1930s through 1950. Owners often hired their own builders, which is why so many homes on the same block have their own brick and stone details. Streets include Audubon, Whittier, Kensington, Yorkshire, Bishop and Harvard. Homes here use the 48224 ZIP code.

What do homes in East English Village sell for?

East English Village homes sold for a median of $170,000 across 87 arm's-length sales recorded between 2024-07 and 2025-07. Half of those sales landed between $110,000 and $209,750.

Those figures come from deeds recorded with the City of Detroit Assessor, not from the MLS, so they include cash and for-sale-by-owner purchases. About a third of the buyers in that window were companies such as LLCs and trusts rather than households, which is worth knowing when you compare offers.

Condition drives the spread. A house with an updated kitchen, newer roof and a modern furnace can sit on the same block as one that needs all three. A listing that has had a Price Improvement is worth a second look, but compare it to recorded sales, not to other asking prices. Full detail, including the year-over-year change, is on the East English Village data page.

What does an East English Village home cost to own after you buy?

Detroit taxes a primary residence at 64.1844 mills. Taxable value after a sale is roughly half the price, so a home bought at the $170,000 median would carry a bill of about $5,456 a year before any reduction. That is an estimate; the assessor sets the real figure.

Michigan caps a home's taxable value while one owner holds it, then resets it the year after a sale. So the seller's tax bill on a listing is almost always lower than yours will be. Run your exact number with the uncapping calculator before you make an offer, and check whether the house sits in a Neighborhood Enterprise Zone, which can cut the bill substantially.

Get an insurance quote during your inspection period too. Older brick homes with original systems can price differently than newer houses, and you want that number before you are locked in.

What is near East English Village: restaurants, shops and parks?

Cadieux Cafe on Cadieux Road is the best-known stop nearby: a Belgian restaurant and bar known for its mussels and its feather bowling lanes, an old Belgian game that is worth trying at least once.

Balduck Park, at 18151 East Warren, covers 56 acres and is split in two by Chandler Park Drive. The south end has a playground, ball fields, basketball and soccer, a walking path and the sledding hill that fills up after every good snow. The north end has a second playground, a picnic shelter, a dog park and forest trails.

A little farther west, Chandler Park is the city's fourth largest park, about 200 acres with sports fields and courts, a skate park, walking paths, a golf course and the Wayne County Family Aquatic Center, a seasonal water park.

The East English Village Association keeps the neighborhood calendar. It holds monthly resident meetings, a garden club, an annual garage sale and a holiday party, and its annual garden tour opened eight private gardens to visitors in July 2026. Hours and events change, so check before you go.

What should I inspect before buying an older home?

Most East English Village homes date from the 1930s and 1940s. Beyond a standard inspection, it is worth getting a sewer scope of the line to the street, a look at the furnace or boiler by an HVAC contractor, and a close check of the chimney, roof and any original steel or galvanized plumbing. Ask for permit history on any recent renovation.

Homes built before 1978 come with a federal lead-based paint disclosure, and buyers have the right to a lead inspection. You can also check the water system's lead results on the Detroit city page.
