What inspection is required when a home sells?
Grosse Pointe Park requires a Certificate of Occupancy whenever a home changes owners. A city inspector checks the house and every code violation must be fixed before the certificate is issued. The fee is $200 for a single-family home, appointments run about two weeks out, and the certificate is good for two years.
The City of Grosse Pointe also inspects for a Certificate of Occupancy when a house is sold, using a 37-item checklist that covers the roof, chimney, porches and electrical, plus smoke and carbon monoxide detectors and a kitchen fire extinguisher. The City enforces its downspout-disconnection rule at the same inspection and recommends a sewer camera inspection before you buy. In the Park, owners are responsible for the sewer line all the way to the main, including under the street, and many are old clay pipe.
